When an app has multiple windows open, a picker lets you choose which one to mirror.
Yes. Turn on “Select specific area for PiP” in Settings. After you pick a window, a dimmed overlay appears; drag a rectangle over the region you want, and PiP mirrors only that area. Press Esc to cancel.
